Unit costs are national mid-range defaults. Overwrite them with your own — the price is only as good as the numbers you feed it.

How the rollup works

  • Each line splits into materials and labour using that trade's own labour share — drywall is 70% labour, cabinets are 30%. Burden is applied to the labour half only.
  • Direct cost = materials + burdened labour.
  • Contingency and then overhead are applied on top of direct cost.
  • Price = total cost ÷ (1 − margin). Margin is divided, not multiplied — a 20% markup only leaves a 16.7% margin.

Before you send it

  • This is a budget estimate, not a bid. It has no allowance for permits, engineering, bonding, winter conditions or anything specific to your site.
  • Renovation carries far more unknown than new build. If you cannot see behind the wall, 10–15% contingency is the honest number.
  • Get real subcontractor quotes before committing to a price. Defaults are a starting point for a conversation, not a substitute for one.
  • Write your exclusions down. Most disputes are about what was never in the estimate, not about what was.
